Geisinger buys Susquehanna Square lots
LOCK HAVEN — Geisinger Clinic has bought three parcels in Susquehanna Square, of about four and a half acres total.
Two of the real estate closings took place Friday, according to Cyndi Walker, the City of Lock Haven’s zoning and code officer.
Geisinger Clinic purchased one lot from Town Homes at Susquehanna Square LP for $480,000 and another from Shaner Investments Lock Haven Hotel LP for $700,000, according to information from the office of Clinton County Register and Recorder Jennifer Hoy.
The third parcel was sold to Geisinger Clinic a few weeks ago for $750,0000, by Patrick and Pamela Bigatel of Seattle. The Bigatels had bought the five town homes, at the corner Fourth and Spring streets, in January 2016 for $610,000. They have now sold them, and the town homes are to be razed to make way for Geisinger’s plans.
Geisinger proposes to build a 30,000 square-foot building of office space for nine physicians and 75 employees, Walker said. The development would include 170 on-site parking spaces, she said.
No official drawings have been submitted yet, she said, but she called the usual Geisinger Clinic building design “modern with nice clean, neat lines.”
“They build aesthetically pleasing buildings that will fit right into that area,” she said.
The Geisinger health services organization pays taxes, Walker reported, so this new development will add to the city’s real estate tax base.
“I think it will be all positive for the City of Lock Haven,” she said.
Development won’t start until the short-term leases are up for the town homes and the tenants have left, Walker said.
The Fairfield Inn and its parking lot will remain in Susquehanna Square, in the acre of land closest to Bellefonte Avenue.
Geisinger’s moving to the heart of Lock Haven is the result of two and a half years of work, she said. The health services organization had been looking at sites all over the state and had them narrowed down to seven before choosing Lock Haven as the best one.
“A lot of things had to come together. A lot of people did a lot of work,” Walker said.
“I’m very pleased that we have a facility like this coming to our city,” she said.
