CMMS roof repairs estimated at $600,000

MILL HALL — The winter weather has taken a toll on the roof at Central Mountain Middle School.

Prior to Thursday night’s Keystone Central School District board meeting, a special finance, property and planning meeting was held at the Central Mountain High School auditorium. During the meeting, it was revealed that the CMMS roof is failing. Repairing it will be costly, according to Barry Hackenberg, property services, school’s safety committee.

“The roof that’s probably in the worst shape is the middle school,” Hackenberg said, “and you’re not going to like the numbers that I have.”

Hackenberg said that repairing the roof will cost the district approximately $600,000.

“The issue is that sections are leaking, coming loose and you can’t come in and do repairs,” he said. “You have to take it off and once we take it off, we have to bring it up to code.”

But that wasn’t the worst of the news.

“The rest of the roof is going to have to be addressed sometime in the future, and not far down the road,” Hackenberg said.

Board president Boise “Bo” Miller asked if there was any warranty remaining on the roof.

“No,” Hackenberg said, matter-of-factly.

Hackenberg explained that there are only a few roofs in the district that have warranty remaining on them.

As far as repairs and replacements are concerned, Hackenberg said that there are a few options on the table.

“One thing is to use the new coating they’ve come out with. A lot of schools are going with the new coating and it’s working well,” Hackenberg said.

Hackenberg said that over time, roofs crack and leak.

“It’s like an inner tube; they get cuts and stuff. A lot of times, you don’t see the leaks until you have the perfect storm like we had last week. You get six to seven inches of snow, a record rainfall on top of that, the roof is frozen and water is running in different directions,” Hackenberg said.

The $600,000 will repair the already-damaged roof. However, to replace the entire roof, the district is looking at $1 million. All told, repairing and replacing the roof will cost the district $1.6 million.

“It’s a big job,” Hackenberg said.

The middle school, which covers 146,350 square feet, was built in 1956 and last renovated in 2002.
